If your home lacks square footage, consider installing a patio or deck to increase useable space. Quality materials are essential if you expect to see a return on your money. A job that is quickly slapped together using substandard material will show when it comes time to sell. Homeowners will view any feature that appears worn or fragile as a potentially expensive and time consuming repair rather than a plus. When planning your addition, keep it in proportion to the house, it should be an accent rather than a focal point.
Conversions can be great if you are lacking useable space. Transforming a basement into a game room or a garage into an apartment can provide your family with much needed square footage. But, be sure that this remodel is primarily for your benefit. Homebuyers may not place the same value on the conversion as you do. It may even be to your detriment if they are looking for a home with a functional garage or intend to use the basement for laundry and storage.
